The right price comes from recent sales of homes like yours nearby, the homes a buyer would compare yours with today, and how quickly homes are selling right now. We study all three, walk you through a price and the reasons for it, and review it with you once your home is live.

What we do, step by step

  1. Recent sales near youHomes like yours that sold recently, adjusted for size, condition, updates and lot.
  2. Today's competitionThe homes for sale and under contract that a buyer would see beside yours.
  3. The market right nowHow fast homes like yours are going under contract, and whether prices are moving.
  4. A price and the reasonsWe sit down with you and go through the price, the range and what would change it.
  5. Checked after launchShowings, feedback and views in your weekly report, and an honest talk if the market is telling us something.

What you get

  • A written comparable sales analysis prepared by your agent
  • A price with the reasons behind it, not a single number
  • Your net sheet at that price
  • A weekly review once you are live

Questions people ask

How do real estate agents price a home?

From comparable sales: recent sales of similar homes nearby, adjusted for differences in size, condition, updates and lot, together with the homes on the market now and how fast homes are selling.

Why is my online home estimate different?

Utah does not publish sold prices, so online tools have less to work with here, and they cannot see inside your home. Agents use sales records from the local MLS.

What is a CMA?

A comparative market analysis: the report your agent prepares from recent comparable sales and current listings to suggest a price. Ask for one free on this site.

Should I price high and come down later?

Most interest comes in the first weeks a home is on the market. A price above what the sales support can mean fewer showings in those weeks, and a later price cut is seen by every buyer watching.

How often should we review the price?

We review it with you every week in your seller report, with showings, feedback and views, and talk about it if the activity is not what we expected.

Can I see the comparable sales?

Yes. Your agent goes through every sale used, with the reasons each was chosen and how it was adjusted.
